The House Is Already Bought

You did the searches. Everybody does the searches, and yours came back the way they come back, with a category and a paragraph and a recommendation to consider appropriate cover.

You considered it. You bought the house.

And about five weeks after moving in you found a different map. Not an official one; a modeling projection, longer range, produced by people who are not in the business of reassuring anybody. And there was a line on it, and your road was on the wrong side of the line.

Since then you have read about eleven hours' worth.

You have read about return periods and what a one in a hundred year event actually means, which is not what most people think it means. You have read the local authority's plan and the objections to the plan. You have found a photograph from 1968 which may or may not be your street.

You have gone down to the end of the garden twice to look at the ground.

And the thing you have not let yourself say out loud, because your wife is happy here and the children have started at the school, is the real sentence underneath all of it.

What have I done to my family.

That is what the reading is for. It is not preparation. There is no version of the next article where you act on what it tells you, because the house is bought, and the reading has no exit.

What this page will not do

I am not going to tell you your house is safe. I have not seen it, I am not a hydrologist, and a stranger who reassures you about a risk they cannot assess is not being kind.

I am going to tell you the practical things exist, because they do, and this is the part of the reading that has a use.

Ring your insurer and understand exactly what you have. Ask the local authority what the actual designation is and what mitigation is planned. Ask a surveyor what could be done to the property itself. Sign up for the flood warning service if there is one for your area. Find out where you would go and what you would move. Scripture holds that ground in Psalm 91:1-2, and it is the Holy Spirit who carries it into a room like this one.

That is a finite list. It can be done in daylight, in about a fortnight, and when it is done it is done.

What I am going to end is the other thing, the eleven hours, which is not on that list and never will be.

You are not being punished for a decision made in good faith. Scripture says the Lord is nigh unto them that are of a broken heart, Psalm 34:18, and it makes no exception for a heart breaking about a thing it chose, and the Holy Spirit is at the end of that garden with a man looking at the ground.

The verse is a declaration made from inside the risk

There is an opening to Psalm 91 that people quote as though it were a promise of no danger, and it is nothing of the kind.

He that dwelleth in the secret place of the most High shall abide under the shadow of the Almighty. I will say of the Lord, He is my refuge and my fortress: my God; in him will I trust.Psalm 91:1-2

Read the second verse carefully. I will say of the Lord, He is my refuge.

That is a declaration, made by a person, out loud, about God. It is not a report on conditions. The psalm goes on to describe an extraordinary amount of danger, snares and pestilence and terror by night and arrows by day, and the psalmist is not standing outside any of it. He is inside the risk, saying a thing about who God is to him.

And notice the word refuge. A refuge is not the absence of weather. It is a place to be during weather. Nobody needs a refuge on a clear day.

So this is not a verse that tells you the water will not come. It is a verse that tells you what a person may say while the maps are what they are.

You are not required to be certain of safety in order to be sheltered. Scripture says I will say of the Lord, He is my refuge and my fortress, Psalm 91:2, and it is spoken by somebody surrounded by named dangers rather than by somebody in the clear, and the Holy Spirit is the one who makes a declaration hold in a man at midnight with a projection map open.

Reading with no exit

Here is what has been happening for five weeks, and naming it will do more than another hour of maps.

There are two kinds of reading. One ends in an action. The other does not.

Everything on the practical list ends in an action: a phone call, a form, a survey, a plan for where the photographs go. That reading is good and you should finish it.

The eleven hours are the other kind. Return periods, the 1968 photograph, the objections to the plan. You cannot act on any of it. The house is bought. There is no decision left that the information serves.

So why does it keep pulling?

Because it is not really about the water. It is about the sentence you will not say out loud. Every hour of reading is an attempt to find out whether you have harmed your family, and no map can answer that question, so you go back, and the going back has become the thing.

You are not going to find absolution in a projection. Scripture says the Lord looketh on the heart, 1 Samuel 16:7, and the outward appearance in your case is a contour line, and the Holy Spirit is not the one who has been prosecuting you at the end of a garden.

The sentence you will not say

What have I done to my family.

Say it out loud once, because it is not what you think it is.

You did the searches everybody does. You got the answer the searches give. You made a decision on that information, in good faith, for people you love, and it was a reasonable decision that thousands of people make every year on the same evidence.

Then you found a longer-range model produced after the fact, which is a different thing from having ignored a warning.

That is not harm. That is a man buying a house.

And here is the part your wife would say if you told her, which you have not. She is happy here. The children have started at the school. She would rather live in a house with a risk beside a husband who talks to her than in a safe one beside a man who goes down the garden at midnight on his own.

You are not the sole guarantor of your family's safety. Scripture says except the Lord keep the city, the watchman waketh but in vain, Psalm 127:1, and it is not a rebuke of the watchman but an account of who is actually keeping the place, and the Holy Spirit is present in a house whose ground you cannot control.
